What utilities are included in my lease?
Lessee is responsible for all utilities. (30-60 days in arrears from time of move in. Monthly bills will vary based on usage.)

What kind of pets do you allow and what fees are involved?
Pets are accepted; only non-violent breeds. A non-refundable pet fee of $300 is required per pet and an additional $20 per month per pet for pet rent; 2 pet maximum.  Pet fees are not required for service animals.

What are the income and credit qualifications?
Total monthly household income (gross) must be at least two and a half (2.5) times the amount of the apartment’s rental rate.  Proof of income is required. (i.e. pay stubs) No unpaid rental related debt, no rental judgments or bankruptcies within the last twelve (12) months. Must pass third party credit screening.

Is my security deposit totally refundable?
If the apartment is left in a good, clean, move-in condition, the deposit will be refunded as long as lease terms were met.

How long is the term of the lease? Do you accept leases for short term leases?

We offer a 3-18 month leases. Yes, as long as it is a 3 month minimum.


Am I required to have renters insurance?
Renter’s insurance is required, and proof of renter’s insurance must be provided before keys to apartment can be issued to new resident.

Do you offer furnished or corporate apartments?
Currently we do not offer furnished apartments. We do have a rental company we can refer you to.

If I need something repaired in my apartment, how do I get it fixed?
We offer a 24-Hour emergency maintenance services available. Resident can submit a maintenance request on the Resident Portal or call the office and notify a staff member. In the event of an after-hours maintenance emergency, resident may call

When is my rent payment due? How can I pay my rent?
Rent is due on the 1st of the month.  You can pay online via our Resident Portal. You may also pay with check or money order in the leasing office.

What day am I liable for a late charge?
Rent is due on the 1st and considered late after the 3rd. A $75 late charge will apply on the 4th of the month, and a $10 daily fee until rent is paid in full.

Do you have parking?
Parking costs $100.00 monthly for each reserved space. Valet services are also available at an additional cost to residents and must be coordinated through hotel valet staff.

Does the property offer a fitness center?
Yes, we have a state-of-the-art fitness & health center including cardio and strength training equipment.

Does the property have a swimming pool?
We offer a spectacular amenity rooftop, featuring our infinity style cocktail pool with waterfall feature and soaking deck, outdoor barbecue grilling stations, and ample lounge & dining seating areas.
